A new district is being developed in the Prague neighbourhood of Nové Dvory (Lhotka, Prague 4): up to 2,000 apartments, shops, schools, sports facilities, and expansive green spaces are planned. Situated next to the future Nové Dvory Metro station on the new Line D, the district is also expected to create up to 5,000 new jobs in the future.
On Monday, the Prague City Council approved the preparation of another urban development project in the Nové Dvory expansion area. This is Project 6, located near the future Nové Dvory Metro station on Line D. The project consists of two parts: Project 6a includes municipal rental apartments, retail spaces, and public infrastructure, while Project 6b involves municipal rental apartments and retail areas.
“Nové Dvory is an example of thoughtful and modern urban development. The capital is making effective use of its land ownership here – a new district with affordable rental housing, schools, shops, and green spaces is being created. I am pleased that in this area, we are not only planning hundreds of apartments but also services that make a city liveable. What’s crucial is that everything is built on a solid foundation: the metro, trams, and planned public infrastructure. Projects like these give Prague a promising future,” says Prague Mayor Bohuslav Svoboda.
The New Nové Dvory District
The new district is located at the border between Prague 4 and Prague 12. In May 2024, the City Council and the City Assembly approved an amendment to the land use plan that allows for a significant increase in the construction capacity of urban land around the future Nové Dvory Metro station. This will enable the transformation of a 30-hectare area for the construction of up to 2,000 municipal apartments and a multifunctional building above the metro station. The building will provide spaces for housing, offices, retail, and community purposes. In the new district, up to 5,000 people will find new homes, and up to 5,000 new jobs will be created.
Cultural and Educational Infrastructure
The Nové Dvory design includes numerous cultural and leisure facilities – including a kindergarten, a primary school, secondary schools, a cultural centre, a sports hall, and outdoor sports facilities. The district will also feature restaurants and cafés in the commercial sector. For current and future residents, this means more convenience: many trips to other parts of Prague 4 or the city centre will no longer be necessary, as many amenities will be available locally.
