Kasárna Karlín: New Agreement Secures Cultural Use and Lays the Foundation for Further Development

At the same time, final building approval is expected in the near future, which should allow the site to fully reopen in its original scope

The future of Kasárna Karlín has been secured: a new agreement guarantees the continuation of cultural operations while the city is simultaneously establishing the basis for investment and long-term development of the site through a new rental model.

The future of the Kasárna Karlín site in Prague is secured for the time being. The municipal company Trade Centre Praha (TCP) signed a new agreement on Tuesday with the association Pražské centrum, regulating the continued operation of part of the premises. This ensures that cultural and community activities will continue in the coming period.

At the same time, final building approval is expected in the near future, which should allow the site to fully reopen in its original scope. Until then, the area will remain accessible in a mode similar to that of 2025 – particularly the courtyard and adjacent areas will be open to the public.

City shifts operations to a standard rental model

Until now, the cultural centre used the site on the basis of a free-of-charge arrangement, which was part of the transfer of the property from the state to the city. This model did not involve rent payments, but was also associated with limited investment in maintenance and development. With the new agreement, the relationship is now being converted into a standard rental structure, which, according to the city administration, is intended to provide greater stability and transparency.

The level of rent is based on an expert assessment and has been adjusted taking into account the tenant’s obligations. These include, among other things, the maintenance of the site and measures to reduce impacts such as noise.

Following final approval of the building, the rent is to be fully covered by the operator and will amount to 135,000 crowns per month. At the same time, the new arrangement creates the conditions for the owner to invest in the modernisation and gradual renewal of the site in a targeted manner.

City representatives emphasise that the agreement is intended to secure both the continuation of cultural life and a sustainable long-term perspective for the site. The use of the premises by students of the School of Applied Arts, who are temporarily based there during the renovation of their main building, is also expected to further enliven the area and help develop it into a culturally oriented campus.

In the long term, a comprehensive revitalisation of the listed site is planned. The aim is a careful further development of the location within the wider city centre, preserving its historic character while also opening up new possibilities for use. The exact form this will take will depend largely on the structural condition of the buildings and the outcomes of the planned transformation.
