One of the largest residential development projects in the history of the Czech capital is set to take shape in southern Prague over the coming years. The new Na Jelenách district will not only offer thousands of rental flats but also bring together workplaces, schools, services and leisure facilities.

The investment group RSJ and the company Na Jelenách have agreed on a long-term strategic partnership to develop a new district in southern Prague. Around 5,500 rental flats for up to 16,000 residents are planned. The investment exceeds CZK 50 billion. Initial construction work is scheduled to begin as early as 2027.

With the project, the two partners aim to create a new urban centre in the south of the capital. The focus will be on long-term rental housing, complemented by extensive infrastructure. The development of the entire site is expected to take around ten years.

New District with Direct Metro Connections

According to the developers, the Na Jelenách area stands out particularly for its location and good transport connections. A direct connection to Chodov metro station is planned, with a link to Opatov station also envisaged in the future.

The new district is not intended to be an isolated residential area, but rather an integral part of urban life in southern Prague. Under the “Connected Life” concept, housing, work, education, sport, services, green spaces and community life are to be closely interconnected.

“We want to create a genuine part of Prague in Na Jelenách. A place with a life of its own and its own centre, where renting is not a temporary solution but a real home,” explains Zdeněk Soudný, Managing Director of Na Jelenách and Head of the project of the same name, in a press release.

More Than CZK 50 Billion for Long-Term Rental Housing

The partnership combines the existing project development experience and local expertise of Michal Kocián’s company Na Jelenách with the financial strength of the RSJ investment group. Both partners aim to establish a new standard for institutionally managed rental housing in Prague. In the future, the entire district is to be managed by a single residential rental fund.

Lukáš Musil, a member of the Board of Directors of the RSJ investment group, emphasises that major cities today need not only additional housing but, above all, liveable neighbourhoods where people can put down roots for the long term.

The location, size and transport connections of Na Jelenách offer the opportunity to create a district that will continue to function well several decades from now. This long-term perspective is one of the main reasons behind RSJ’s involvement in the project.

Construction to Begin in 2027 – Development Over Around Ten Years

The large-scale project is to be implemented in stages over a period of approximately ten years. The first phase of construction is scheduled to begin in 2027. The individual construction phases are to be coordinated to ensure that functioning infrastructure is available to future residents as early as possible.

According to the developers, Na Jelenách is one of the largest residential development projects in Prague’s history and is expected to make a significant contribution to improving the housing supply in the capital.

In the long term, Na Jelenách is therefore intended not only to provide additional housing but also to develop into a new, independent urban centre in southern Prague.
