One of the tallest new residential buildings in the Czech capital is currently under construction in Prague 10. The Metropolis Tower, developed by property developer Central Group, is set to become Prague's third-tallest residential building upon its completion at the end of 2028.

The residential tower will stand 70 metres tall and have 23 floors. A total of 256 flats of various sizes are planned, ranging from compact one-room apartments to larger four-room flats. All units will be equipped with controlled ventilation systems with heat recovery and external sun shading. Selected flats will also have air conditioning.

According to Central Group, prices for two-room flats start at CZK 6.9 million, while three-room flats are available from CZK 9.9 million. Prices include VAT.

Strong Demand from the Start of Sales

According to the developer, interest in the flats was exceptionally high from the outset. More than half of the units in the first sales phase were reportedly sold within the first week. Due to strong demand, Central Group is now releasing further flats onto the market.

Company founder and CEO Dušan Kunovský emphasises that the flats on offer are priced around 20 per cent below the average level of comparable new-build properties in Prague.

Good Transport Connections and New Green Spaces

The residential tower is being built in an already developed part of Prague 10. Tram and bus stops are located directly next to the building. Depo Hostivař metro station on Line A is approximately a three-minute walk away.

A new park with a children's playground is also planned as part of the development. A new shopping and dining centre is also set to be built in the immediate neighbourhood. The surrounding area already has kindergartens, schools, medical facilities, shops, sports facilities and several parks.

One of Prague's Tallest Residential Buildings

The construction of high-rise buildings in Prague is subject to strict urban planning regulations. In particular, the city's historic skyline and the character of individual neighbourhoods must be protected. New high-rise buildings may therefore only be constructed in suitable locations.

The capital's tallest completed residential building is currently the V Tower in the Pankrác district, standing 104 metres tall with 30 floors. In second place is Rezidence Eliška in Vysočany, at 94 metres. With its planned height of 70 metres, Metropolis Tower would rank third upon completion.

Central Group Plans Thousands More Flats in Prague

Metropolis Tower is part of an extensive residential construction programme by property developer Central Group. According to the company, it currently has around 3,200 flats under construction, with a total value of approximately CZK 25 billion. Around 1,000 new flats are currently being offered for sale at various locations across Prague.

In the coming months, Central Group plans to begin construction of more than 2,000 additional flats. These will be spread across nine projects in seven Prague districts.
