Prague has approved an agreement with the Central Group to support the development of public infrastructure in the Centrum Nový Žižkov district. Planned are a new school, a kindergarten, and a park with a square.
The City of Prague has approved an amendment to the land-use plan as well as a planning and compensation agreement between the city, Prague 3 district, and the investor Central Group. The focus of the agreement is the area of the former Žižkov freight station, where the new Centrum Nový Žižkov project is to be developed.
Through the planning agreement, the investor will contribute to the creation of public infrastructure worth over 271 million crowns. Planned facilities include a new school, a kindergarten, as well as a park and a square.
“With the agreement, we secure additional funds for the city for the primary school, the direct construction of the kindergarten, a park along the cemeteries, and a new square. We have succeeded in establishing a fair collaboration with the developers, which has already proven beneficial for Prague,” explains Petr Hlaváček, Deputy Mayor for Urban and Strategic Development.

The agreements were negotiated according to the principles of the city’s methodology for investor participation in the development of Prague. Their approval was a prerequisite for the amendment of the land-use plan, which enables new residential construction.
The investor has committed to providing the city and Prague 3 district with a total of over 271 million crowns. The city will receive around 65.8 million crowns, and Prague 3 district approximately 205.8 million crowns. Part of the city funds will be provided as a financial contribution: 44 million crowns for school development and around 1.35 million crowns for the administration of planning agreements. Additional contributions will be provided as in-kind services, including the construction of Olšanská Square valued at around 12.8 million crowns and the renovation of a section of Jana Želivského Street valued at 7.7 million crowns.
Prague 3 district will also receive a financial contribution of around 68 million crowns for school development, as well as in-kind services: a kindergarten with five groups and its own garden valued at approximately 110 million crowns, and public spaces with parks, including a new square, valued at 27 million crowns.
Since the introduction of the methodology, the City of Prague has concluded a total of 20 agreements with investors worth around 4.4 billion crowns. The largest projects with planning agreements include Nákladové nádraží Žižkov, Florenc 21, Rohan City, and Nový Karlín.
